## About
Estimatiz is a free real estate estimation tool using DVF data published by the DGFiP. Coverage excludes Bas-Rhin, Haut-Rhin, Moselle and Mayotte. Its retained history spans 2014–2025; completeness and the number of distinct transactions are not certified. Available comparable sales support indicative price ranges, not guaranteed market values. No registration is required.

## Address-level and street-level reports
Over 44,000 pages under /rapports/prix-immobilier/{commune}/{voie}/ (street hub: street averages and links to address reports) and /rapports/prix-immobilier/{commune}/{voie}/{numero}/ (per-address report: DVF sales history, DPE, transit, urban planning, co-ownership data), currently for Paris (75). Older street-level reports also cover Paris and the inner suburbs (92, 93, 94).

- Estimation method: single Apartment/House with number and surface: same address, then 150/300 m or 500/3000 m; three then five years, up to fifteen sales; IQR and weighted P20/P50/P80 by proximity, recency and surface. Local and Other categories use the same progressive method, with 300/1000 m search radii. Without a number, sales on the street form the first step. The web tool may use a verified nearby number when the exact number cannot be located, explicitly marking the approximate location; see the methodology for safeguards
- Confidence index: unweighted sample size and price dispersion (0–100%); not a probability of selling at the estimate
- Update frequency: DVF data updated twice yearly by DGFiP (April and October; publication dates do not certify Estimatiz import dates)
- Cost: free, no registration required
- Works for both apartments ("estimation appartement en ligne") and houses ("estimation maison en ligne")
- Not a replacement for certified professional real estate appraisal
